1.  Ugly houses.

Ugly houses come in all shapes and sizes. Most of the ugly houses are houses that are just very old or houses that have not been prepared and maintained for many years. Sometimes however there are ugly houses from the disaster such as a hurricane, a tornado, a flood, termites or other natural disasters.

2.  Ugly houses from flooding.

In Houston for example once in a long while some areas may get flooding. Of course there are certain areas that are much more prone to flooding, and those are the areas in which we often find flood houses.

3.  Ugly houses from foundation damage.

Another trait of houses that is somewhat unique to Houston, is foundation problems. Houston has all kinds of foundation problems due to its soil conditions and temperature humidity variations. Because of this we see all kinds of damaged foundations, such as cracked slabs, shifted slabs, uneven slabs, shifted peers, uneven peers, etc. The soil in Houston tends to be a mixture of earth with uneven splotches of clay dirt. When the soil of a house is left dry for too long it tends to shrink, whereas the areas under the slab which are clay may shrink at a different rate which can leave the dirt under the house quite uneven and cause considerable strain on the foundation, which then leads to cracking, or settling.

4.  Ugly houses from pier settling.

The above-mentioned soil conditions may also apply to houses built on pier and beam. Peer and beam houses are houses that you see which are built up on blocks, concrete blocks, or even bricks. In some areas of Houston it may be common to see this kind of house, especially in areas that are prone to flooding. Because in flooding prone areas houses are often built on blocks so they can be higher from the ground and they can also be raised again at a latter time.

From the rehabbers point of view, pier and beam style houses can be a lot easier to repair and rehab because it is easier to access underneath the house, to level the house, or to repair the plumbing. Pier and beam houses are often smaller A-frame style houses. For houses that are built up on higher piers it can be easy to get underneath them and use commercial jacks to level the house, but for houses that are built close to the ground other methods must be used to level them.

5.  Ugly houses from a hurricane.

Another fairly common disaster we see in Houston is hurricanes. after some of the large hurricanes that have come through Houston for example Rita, there were many thousands of damaged houses. Many or most, of these houses were rehabbed by their owners, with many of the repairs being paid for by insurance claims. While others of these houses were beyond repair and other houses were repairable, but their owners just did not have the appetite for it. A lot of these era parable houses were bought and purchased by cash buyer investors, rehabbed and resold.

In fact if it weren't for real estate investors who buy and rehab houses, many areas of Houston would be in serious disrepair. So the service that rehabber's and real estate investors provide too many suburban communities can be an advantage not only to themselves, but also to the community as a whole. Because as houses are repaired and fixed up, the value of the overall neighborhood goes up. Whereas areas that have many ugly houses, as in houses that are in disrepair, can seriously go down in value. Which also affects the value of the nice houses in the same neighborhoods. People do not like to live next to, or across from, or in the same neighborhood as houses that are vacant, in disrepair, or have other ugly house problems.
